NV Roofing understands that the only way property owners and managers will feel comfortable with any maintenance program is if the contractor is always honest and forthright in the assessment of the roof. It needs to be a relationship built on confidence and integrity. The assessment should identify only repairs that are truly necessary rather than using the opportunity to nickel and dime owners and managers.
NV Roofing has developed specific maintenance programs designed to meet specific commercial needs. Every roof is unique in configuration, usage, purpose, and owner’s intentions. Detailed roof maintenance inspections are performed at intervals decided by the owner and/or manager. Many factors will determine which frequency of inspections is best for the individual property.
NV Roofing will provide the necessary data to assist the owners and managers select the best program for their roof. An assessment of the property can be conducted for a $350 fee which will be applied to the roof maintenance program fee if a roof maintenance contract is agreed to. This assessment will provide this information along with the fee structure to enroll in a regularly scheduled roof maintenance program.
An “out of sight, out of mind” attitude toward roofing systems is dangerous. It’s also poor asset management. Too many building owners and managers have been burned by premature roof failure. When water leaks into a building, hard assets, corporate profits and even reputations take a beating
No one would ever think that you could buy a car and never have to change the oil or put air into the tires. The thought of this sounds ridiculous. Obviously, cars need maintenance. Unfortunately, many people don’t realize that the same scenario applies to Roofs. Roofs need maintenance in order to achieve their full anticipated life span.
- Regular maintenance can reveal and address sources and causes of leaks before they occur, whether they are on the roof or areas around the roof that are not visible from the ground (we have helped customer avoid major issues on items not related to the roof such as masonry, chimney caps, siding, trim etc during our inspections). Too many owners have their roof systems examined only after a leak occurs.
Without roof maintenance, roof drains can become plugged and cause roofs to cave in. Caulking can crack and cause leakage. Roof mounted equipment can spill contaminants onto the roof. Tenants can improperly install improvements that penetrate the roof. Every year numerous buildings are re-roofed prematurely, simply because they did not have an effective roof maintenance program. A properly designed roof maintenance program can detect problems before they cause damage and can help to extend the life of the roof.
Here are a few facts:
- More than 80 percent of all roofs are replaced prematurely.
- Other than faulty roof installations, lack of maintenance is the #1 reason for premature roof failures and shortened useful life-cycles.
- The average cost for a maintenance program typically runs between 0.04 cents to 0.15 cents per square foot.
- The investment in a basic roof system maintenance program will save a building owner money. For example, a new roof system on a 20,000 square-foot building at $11.50 per square foot would cost $230,000.00 if installed today. If maintained regularly, this roof system should last over 20 years. If maintenance is not done, the same roof system may last only 15 years and then need replacement (even with a 20-year warranty, with no maintenance program in place the warranty will be voided), costing the Owner at least $400,000 with inflation figured into the equation.
WIth roof maintenance, the roof should last 22 to 25 years which would save approximately $130,000.
- Roof maintenance programs are tax deductible.
- Roof maintenance programs typically cost about 1 to 3 percent per year of the estimated total replacement costs (maintenance cost depends on coverage).
- A roof maintenance program can save up to 50 percent over the life of a 30-year roof compared to replacing it every 15-20 years.
- A roof can leak for days, weeks or months before it is noticed inside the building.
